Mosaic Apartments is a five-story, 48-unit affordable senior housing development located on Forbes Avenue in Pittsburgh’s Oakland neighborhood. Mistick served as the general contractor for this project, which brings much-needed affordable and LGBTQ+-friendly housing to adults aged 62 and older.

Developed by Presbyterian SeniorCare Network and Affirmative Investments, the project was funded in part through 9% LIHTC awarded by PHFA, with 35 apartments subsidized through the Housing Authority of the City of Pittsburgh.

The development consists of a five-story wood-framed structure built over a concrete podium and parking garage containing 22 parking spaces, EV charging stations, and bike storage. The building offers a mix of one- and two-bedroom layouts designed to meet accessibility needs and create a comfortable living environment for older adults.

A key feature of the development is its vibrant architectural expression, including a distinctive color-shifting façade along Forbes Avenue. Inside, residents have access to five unique social lounges, one on each floor, designed to encourage community interaction. The project also includes a thoughtfully designed rear courtyard, providing accessible outdoor space with seating, shade elements, and areas for gathering and relaxation.
